 STORAGE CONTAINER RENTAL AGREEMENT

1. Rental Terms 
1.1 Rental Period This agreement is for the rental of a storage container at Elland Road Storage LTD. The rental period commences on the tenant’s move-in date and continues on a month-to-month basis, with each subsequent payment due on the same calendar day of the following month.
 
1.2 Monthly Rent & Payment Rent: £130 per month (inc. VAT) Payment: Automatic recurring payment via the Elland Road Storage online system. The first payment is due on the move-in date, and subsequent payments are due on the same calendar day of each month. 

1.3 Security & Deposit
Security / Damage Deposit:
 A £250 security deposit is required before the storage unit is occupied. This deposit is fully refundable provided that:
  •  The storage unit is returned clean, undamaged, and in the same condition as when it was let, and 
  •  The unit is completely empty with no items, rubbish, or belongings left behind, and 
  •  The padlock issued by Elland Road Storage is returned. 

If any items, rubbish, or belongings are left in the unit after the customer vacates, the deposit will not be returned and Elland Road Storage reserves the right to charge additional cleaning or disposal costs if necessary.

Padlock Deposit:
 A padlock will be issued to the customer and must be returned when the unit is vacated. The padlock deposit is refundable upon return of the padlock.

Lost Keys: Lost keys will be charged at £20 per key.

Key Duplication: Unauthorized duplication of keys is strictly prohibited.

Additional keys may be issued at the landlord’s discretion and may be subject to an additional charge.


1.4 Late / Failed Payments If payment fails or is unpaid, Elland Road Storage LTD may pursue the outstanding balance. Repeated non-payment may result in termination and changing of locks. 1.5 Insurance The hirer is responsible for insuring the contents of the container. Elland Road Storage LTD is not liable for loss or damage to stored goods

 2. Access & Vehicle Policy Site access is controlled via ANPR (Automatic Number Plate Recognition) gate access. Access is granted by registered vehicle registration numbers. Each hirer may register up to 3 vehicles for access. Additional vehicles beyond the initial 3 are chargeable at £12.50 + VAT per vehicle. Additional vehicles may be added but require a minimum of 24 hours notice. All additional registrations must be emailed to ellandroadstorageltd@gmail.com to be submitted to the gate administrator.

IMPORTANT: Site access is restricted 1 hour before and after Leeds United home games (approx. 19 games per season). The landlord reserves the right to access the container for: - Emergencies - Maintenance & repairs - Policy compliance or inspections - Suspected illegal activity - Non-payment or abandonment

3. Usage Rules Containers are for storage only; no goods may be stored outside, beneath, or on top of the container. Units must be kept clean and free of weeds. Use of motorbikes, quads, or as a workshop is strictly prohibited. No hazardous, illegal, flammable, or perishable items, animals, or plants may be stored. Tenants must respect other users regarding noise, parking, and site behavior. Rent must be paid on time; failure to pay within 7 days of the due date may result in lock changes and sale of contents. Rubbish left outside the container incurs a £40 breach fee.

4. Fire & Damage Responsibility Any fire caused by the tenant or due to negligence is the tenant’s responsibility. Replacement cost for damaged container: approx. £3,500 + VAT.

5. Indemnity The hirer indemnifies Elland Road Storage LTD against all liability arising from injury, death, or damage to property caused by the hirer’s use of the container.

6. Termination Either party may terminate this agreement with one month’s notice. The container must be returned in its original condition. Elland Road Storage LTD reserves the right to sell stored goods in the event of non-payment.
